Nevada Election Results: Swing State Where 52% Are Rent-Burdened Votes Red

Nevada’s election results are in, with the swing state voting for Donald Trump in the 2024 presidential election. The Associated Press decision team issued its call for the state early on Saturday, making it the sixth of seven swing states to tip in favor of Trump, who has already reached the majority threshold needed to win.

The state’s six Electoral College votes will go toward the Republican candidate in a closely contested race where housing policies were among the key issues debated by the campaigns.

In October, Vice President Kamala Harris held a campaign event in Las Vegas, where she touted her plans to spur more home construction and assist first-time homebuyers.

“Right now a serious housing shortage is part of what is driving up cost. So we will cut the red tape and work with the private sector to build 3 million new homes and provide first-time homebuyers with $25,000 down payment assistance so you can just get your foot in the door,” she said.

The Biden-Harris administration had also moved to open up some federal land near Las Vegas for affordable housing construction, last month announcing the sale of 20 acres of public land to Clark County at $100 per acre for that purpose.

Trump has also called for opening up more public land for housing development as part of his appeal to voters in Nevada.

“As part of our efforts to increase housing affordability, I will work with your governor to open up new tracks of federal land for large-scale housing construction, and you’ll get it for a much lower price,” Trump said at a September campaign event in Las Vegas.

“We will create special new zones with ultralow taxes and ultralow regulations to allow the development of really extraordinary new housing at a proper price, while also bringing jobs and industries to Nevada,” he added.

Key stats on Nevada’s housing market

The homeownership rate in Nevada is 60% as of last year, below the national average of 66%, according to U.S. Census Bureau data.

In the first nine months of 2024, the median listing price for homes in Nevada averaged $493,592—a 48% increase from the same period in 2019, according to Realtor.com® listing data. That compares with a national median listing price of $428,860 for 2024 through September, up 38% from five years ago.

On a square-foot basis, Nevada homes were typically listed for $273 in 2024—up 54% from 2019. Nationally, the median list price per square foot rose 52% in the same period, to $228.

The average Nevada homeowner gained $36,000 in equity in the 12 months through June 2024, well above the national average of $25,000, according to CoreLogic.

Among renters in Nevada, 52% are considered rent-burdened, spending more than 30% of their income on rent. That compares with 50% of renters nationally who are considered rent-burdened.
