Contemporary Meets Country: $2.5M Modern House Wows in the Woods of Gardiner, NY

William Pitt Southeby’s International Realty
Have you ever dreamed of living in your own house in the woods—but with all the benefits of contemporary-modern living?
Well, the home at 121 Sheldon Road in Gardiner, NY, aptly dubbed “A House in the Woods,” manages to elegantly mesh those two seemingly disparate elements together.
This 4,071-square-foot house is situated on an 8.5-acre lot, with no neighbors in sight, aside from the nonhuman residents in the adjacent 2,500-acre Awosting Reserve—home to local flora and fauna and even the occasional bear. Large birds of prey, including eagles, hawks, and falcons, can frequently be seen from the house.
The design is a contemporary marvel, integrating sleek aesthetics with advanced technology. The abode is accessed via a private street and a stone-filled drive that meanders past a dramatic, 25-foot-high Cor-Ten steel wall.
“It’s no accident that the home is called A House in the Woods,” says listing agent, DeWayne Powell, with William Pitt Sothebys International Realty. “The seller’s vision was to create a home that responded to her values of order, beauty and environmental stewardship. The Cor-Ten wall is sculptural in the way it undulates through the landscape, and the wall of windows is classical in its geometry.”
The four-bedroom 4.5-bathroom home was completed in 2012. It is awash in natural light that streams through its 15-foot, floor-to-ceiling windows—a feature that also affords unobstructed valley and mountain views.
“Inside, the seller created a comfortable and beautiful environment that brings in the outside,” Powell says.
The home has merited a sustainability LEED-certified Silver rating, with a net-zero carbon output. It was designed by award-winning architecture firm William Reue.

Modern eco-living
“The home is simple yet sophisticated,” Powell notes.
Energy conservation is at the forefront of the home’s design. The all-electric dwelling features quadruple-pane windows; 74 roof-mounted solar panels; radiant-floor heating throughout; and an efficient, direct-exchange geothermal heating and cooling system.
Plus, smart-home automations include Wi-Fi-connected thermostats and Nest security cameras. A buried 5,000-gallon tank collects rainwater from the rooftop and is used to fill the toilets and water the shrubs around the property.
Additionally, every effort was also made to create a warm and inviting living space. There is an open-concept, gourmet kitchen; a Scandinavian-style sauna; two-car garage; and an exercise room in the basement.
The guest wing includes three bedrooms, each with its own bathroom. This space, which also has a sitting room and queen-size Murphy bed, can even be closed off to accommodate a live-in caretaker or family member.
A slew of superior finishes and fixtures abound throughout the house. There’s a Brazilian-onyx kitchen backsplash, Gaggenau ovens, a Wolf induction cooktop, a Miele dishwasher and washer-dryer, and Duravit bathroom fixtures. The home also has a fireplace and an electric-vehicle charger.
An ideal setting
This rural treasure isn’t as far from civilization as it might feel. It’s about two hours from Midtown Manhattan, 20 minutes from the 24,000-acre Minnewaska State Park Preserve, and just 30 minutes to the town of New Paltz.
And while the 8.5-acre parcel may sound overwhelming, Powell explains you won’t need to hire an army of landscapers.
“There is no green lawn per se at this house,” he says of the grounds, which feature many drought-tolerant plants. “There are too many granite boulders strewn around. The native grasses and sedges are maintained with a string trimmer about once a month during the growing season.”
The home is ideal for anyone who enjoys privacy and nature, needs relatively easy access to the city, or who just wants to live “near the many charming towns and hamlets found in the Hudson Valley,” Powell says.
