What selling costs in Chicago

How do you decide the list price?

Closed comps, active competition and live buyer demand from our own network — not an algorithm. We show you three scenarios (aggressive, market, premium) with the expected days-on-market and net for each, and you choose.

Should I sell off-market or on the MLS?

It depends on the asset. A unique property or an income building often does better with a private preview to qualified buyers; a move-in-ready condo usually wants full exposure. We give you the trade-offs and a recommendation, and we can do both — preview privately, then launch publicly.

How long does it take to sell in Chicago?

Well-priced homes with the full Listing Standard typically go under contract in 1–3 weeks; contract to close is usually 30–45 days with financing, faster with cash. Timelines vary by neighborhood and price band — the strategy call covers yours.

Do I need to renovate or stage first?

Rarely. We review renovation return before you spend anything, and digital staging through our Stagifi studio handles vacant or dated rooms without movers or rental furniture.

What if I'm buying and selling at the same time?

We coordinate both sides: timing the launch, negotiating rent-backs or extended closings, and lining up financing so you are never carrying two homes longer than you have to.
