What moved in September

  • Chicago prices up, sales down. The citywide median hit $390K, up 8.3% from September 2025, while closed sales fell to 1,656 from 1,812. With 2.1 months of supply, low inventory is still pushing prices up.
  • The north side is the tightest market in the region. Lincoln Park had 1.0 month of supply, Lake View 1.1 and West Town 1.2. Lincoln Park homes went under contract in a median of 7 days.
  • Bidding is alive in the north suburbs. The median Northbrook sale closed at 102.5% of list price and Highland Park at 102.3%; most other suburbs closed right at 100%.
  • Biggest year-over-year gains (30+ sales): Logan Square +39.1% (more single-family homes sold this year), Evanston +20.5%, Arlington Heights +15.0% and Glenview +14.7%.
  • Where buyers have room: the Near North Side (River North, Gold Coast, Streeterville) took a median 26 days to sell, closed at 98.8% of list and has 2.8 months of supply. The Near West Side median slipped 6.0%.

If you're buying

Get fully pre-approved before you tour in Lincoln Park, Lake View, West Town or the north suburbs. Good homes there are going in about a week, often at or above asking. Downtown condos and the West Loop are where you can still negotiate on price and credits.

If you're selling

With under 2 months of supply in most of these areas, a well-priced, well-prepared home is selling in one to two weeks. The market still punishes overpricing: on the Near North Side homes sat longer and sold below list. Price off this month's comps, not last spring's.

Why does my neighborhood's number jump around?

Medians in smaller areas move with the mix of homes that happened to sell that month. When an area has fewer than 30 sales we flag it as a small sample. For pricing a specific home, ask us for a free comparative market analysis.

Methodology. Closed sales of detached single-family homes and attached homes (condos, townhomes) with a closing date of September 1–30, 2026, compared with the same month in 2025; 2–4 unit buildings and land are excluded. "Chicago neighborhoods" are MRED community areas; Near North Side includes River North, Gold Coast and Streeterville, West Town includes Wicker Park, Bucktown and Ukrainian Village, Near West Side includes the West Loop. Days on market = median MLS market time. Sold-to-list = median of sold price ÷ final list price. Months of supply = active listings ÷ average monthly closed sales over the last three months. Areas with fewer than 30 sales are flagged as small samples. Based on information from Midwest Real Estate Data LLC (MRED) as of 2026-10-03. All data is deemed reliable but not guaranteed.
