A private island in Fletcher, VT, accessible only by nonmotorized boat, has just hit the market for $185,000.

The exclusive retreat features a furnished, one-bedroom cabin. Just a few caveats: The property doesn’t have electricity, plumbing, cell service, or water. And, there’s no indoor toilet.

“There is a composting toilet available on the property,” says listing agent Grant Wieler, of Element Real Estate. “There is also a shower stall for privacy, if you wanted to install a heated solar shower. What makes this property so unique is that you can keep all of the necessities at the cabin to enjoy your stay, and just bring food and water.”

Live among the loons

As might be apparent, the off-grid getaway was designed for short visits.

“It’s a seasonal property, so people paddle in for a night or weekend, bring their own food, and enjoy nature,” Wieler says. “It’s an opportunity to be disconnected and free from distractions.”

He notes that the island is filled with “a significant amount of loons, blue herons, and beavers that you can see in their natural habitat.”

On Metcalf Pond

Located in Northern Vermont, about 40 minutes northwest of Stowe, the 1.7-acre island is on Metcalf Pond.

“About 10 years ago, the state of Vermont passed the Shoreland Protection Act that restricts development along the shoreline in Vermont,” Weiler explains. “This property has been grandfathered in. Furthermore, the town of Fletcher shut down the public boat launch for trailered, motorized boats. So you won’t have to deal with loud motorboats in the pond. It’s very quiet here.”

True escape

Built in 1990, the turnkey home has received some updates over the last several years and is outfitted with all of the basic necessities.

“It’s quite chic inside,” Wieler notes. “The camping structure has a Murphy bed and a futon, and there is a lofted space as well. It could accommodate up to six people; and the island itself is almost 2 acres, so you could put up tents outside as well, if you were traveling with a group.”

Designed to accommodate a simpler lifestyle, the off-grid, recreational property is a true retreat.
