Glenview vs. Northbrook: Which Suburb Fits Your Family?
Glenview and Northbrook sit side by side about 20 miles north of the Loop, share a high school district and show up together on almost every family's search list. They feel similar from the car — but the differences matter once you start writing offers. Here's how we explain them to buyers.
Schools: same high school district, different elementary maps
Both villages are served by Northfield Township High School District 225. Most of Glenview attends Glenbrook South; most of Northbrook attends Glenbrook North.
The elementary picture is where it gets complicated. Glenview is split among several districts — including Glenview SD 34, West Northfield SD 31, Northbrook/Glenview SD 30 and Avoca SD 37 — and the boundary can change from one side of the street to the other. Northbrook has its own patchwork: Northbrook SD 27, 28, 30 and 31. Never assume the district from the town name. We check the exact assignment for every home we show.
Housing stock
Glenview has the wider range: 1950s–60s ranches and split-levels, larger 1990s–2000s homes, a steady flow of new construction on teardown lots, and a big townhome and condo inventory at The Glen, the town center built on the former Naval Air Station. That variety makes Glenview a common first suburban purchase.
Northbrook leans toward single-family: split-levels, ranches, colonials and custom homes on generous lots, many of which buyers plan to update. Condo and townhome options exist but are fewer, especially near downtown.
Commute
Both towns are on Metra's Milwaukee District North line — Glenview has two stations (Glenview and North Glenview), Northbrook has one downtown. Both have fast access to I-94 and I-294, and O'Hare is a short drive from either. If you drive to the city most days, Glenview's eastern neighborhoods are a little closer to the Edens; if you fly often, both work well.
Lifestyle
- Glenview: The Glen's shopping, restaurants and park land, a large park district, and quick access to Old Orchard and the Golf Mill area. Glenview and the surrounding corridor (including nearby Niles) is also home to a large Korean-American community with grocery stores, restaurants and churches close by.
- Northbrook: a quieter, more residential feel, a compact downtown by the train, Northbrook Court, and forest preserves along the Chicago River's North Branch and the Skokie Lagoons nearby.
Property taxes
Both are in Cook County, so taxes are paid a year in arrears and are reassessed on the county's cycle. Actual bills vary much more by home value and exemptions than by village. Before you offer, look at the most recent full-year bill and whether the seller's exemptions (homeowner, senior) will drop off after you buy.
So which one?
If you want choice and a lower entry point — a townhome now, a house later — Glenview gives you more options. If you want a classic single-family neighborhood and are comfortable budgeting for updates, Northbrook is hard to beat. In either town, the elementary boundary is the single biggest driver of price.
